Closing Costs

Have you considered all of the closing costs involved in buying a home?  It's not just about the mortgage; other costs may be involved such as mortgage application fees, home inspection costs, land transfer taxes, property tax adjustments, and many more.  We will discuss this during the home buying process so that you are aware of the potential costs which may be involved.

Home Inspections

A home inspection is one of the many tools that will help you make an informed decision.  A home inspection prior to purchasing a home or even before selling your existing home can provide valuable information on the current condition of the home as well as future maintenance.  Hiring an experienced, reputable home inspector is recommended. 

Insurance

Did you know that some insurance companies will not insure a home that has certain components considered to be safety hazards?  Examples are outdated electrical wiring, a furnace at the end of its working life, or an older oil furnace.  Your insurance company may demand that it be upgraded before they provide insurance services.  Ask your home inspector if the home has these or any other potential problems.  Then talk to your insurance provider about what they will or will not insure.
